Affordable Housing in Des Moines

In 2019, Cohen-Esrey Communities (CEC) opened the newly constructed Libertad Des Moines, a 40-unit affordable family community in Des Moines, IA. The property was developed by a third-party client of CEC and offers residents a range of amenities including a package service, key fob entry, elevator, business center, conference room, playground, and walking/biking trails. Apartments are equipped with a washer/dryer, plank-style flooring, walk-in closets, ice makers, Energy Star appliances, and the entire property has a fire sprinkler system. Supportive services are also provided on-site via Hawthorn Hill, a Des Moines-based non-profit organization that works with homeless families and children. The Easter Lake Area (where Libertad is situated) on the southeast corner of Des Moines is a lightly-developed community that feels more like a rural farm town than a neighborhood in the capital city. The landscape balances charming subdivisions, heavily-wooded parks, and open fields to create a uniquely pastoral environment just fifteen minutes from Downtown. The lake itself is surrounded by popular beaches and recreation areas, with large greenspaces like Ewing Park providing even more opportunities to spend quality time outdoors. The local shopping scene ranges from big-box stores to the expansive Southridge Mall, mainly clustered near 14th Street on the west side. One-bedroom units are 656 square feet and rent for $545 to $820 per month. Two-bedroom units are 952 square feet and rent for $639 to $1,170 per month. Three-bedroom units are 1,218 square feet and rent for $762 to $1,900 per month.

 

Des Moines is the capital city of Iowa with a metro population of approximately 700,000. It is a major center of the insurance industry and has a sizable financial services and publishing business base. Business Week named Des Moines as the number one spot for U.S. insurance companies. Large companies with a presence include the Principal Financial Group, Voya Financial, Nationwide Mutual Insurance Company, EMC Insurance Caompny, and ACE Limited, as well as Ruan Transportation, TMC Transportation, and Wellmark Blue Cross Blue Shield. Other major employers include Wells Fargo, Cognizant, Monsanto, Corteva, Microsoft, Hewlett-Packard, and Facebook.

Meet the Sundance-Tonganoxie Team

We’d like to introduce you to the Sundance-Tonganoxie team in Tonganoxie, KS. L-R – Richard Dodd (2023), Property Manager, and Gavin Garton (2023), Maintenance Technician. This property was developed by the Cohen-Esrey Development Group (CEDG) in two phases. Phase I consists of 24-units, was built as an affordable senior community, and has since become a market-rate asset. Phase II consists of 16-units and is an affordable family community. Congratulations to this team for delivering Customer Fulfillment at a level that places it on the NPS Leaderboard!

Nexus 5 Completes Office Space for Apria Healthcare

Apria Healthcare is on the Aspiria campus in Overland Park, KS. Formerly the Sprint World Headquarters, these grounds are home to 3.8 million square feet of office space across twenty buildings. Aspiria is modeled after the Princeton University campus.

 

At Apria, Nexus 5 refreshed the current office space by adding sealed concrete in the storage area and shipping/receiving area. The added breakroom is a comfortable space for employees to enjoy themselves throughout the day. The new reception area provides a welcoming space for visitors. New paint and full carpeting were added throughout the open office area to provide an updated look and feel. The new training room has ample space for large groups, and the operable partition can be used to divide the room for smaller sessions. This 16,942 square foot tenant improvement project took just under three months to complete.

 

The Nexus 5 project team included Brent Hastings (2018) Project Manager; Emma Draper-Green (2018) Project Engineer; and Josh Buller (2017) Superintendent.

PreservingUS Welcomes Emily Robinson

PreservingUS, Inc. (PUI) welcomes Emily Robinson as its new Executive Director. PreservingUS is a nonprofit organization dedicated to historic preservation, affordable housing, and resident services. It was founded in 2009 and has collaborated with Cohen-Esrey on numerous affordable housing development projects as well as supporting many families in Cohen-Esrey communities.  

 

Emily grew up in Chillicothe, MO, and graduated from Princeton University with plans to pursue a career in journalism. She started her career as a production assistant working for The NewsHour with Jim Lehrer. She then worked for two different environmental groups in Washington, DC, before moving to Chicago to attend graduate school while employed at the Center for Neighborhood Technology. After receiving her Master’s Degree in Urban Planning and Policy, Emily transitioned to Elevate where she has been for the last 10 years of her career. Elevate is a non-profit organization in Chicago that focuses on helping renters and homeowners save money by making their homes more energy efficient. A large part of their work is with affordable housing providers. Emily led the organization’s efforts to provide home repair services for older adults by applying for and managing federal grants, working closely with HUD and the residents to achieve results.

 

Emily has a strong passion for serving people and affordable housing. She comes to us with a certification in Historic Preservation from the National Trust for Historic Preservation, received a Community Service Award from the Chicago Department of Housing in 2022, holds an Executive Certificate in Home Modification from the School of Gerontology at the University of Southern California, and is a certificate holder in Charrette Management and Facilitation from the National Charrette Institute. We are excited to have her onboard leading PUI into the future.

Making a Difference Through Community Impact

Participating in community service can bring a sense of purpose and fulfillment to both the giver and receiver. Last year, the Cohen-Esrey Community Impact team decided our first initiative would be a backpack drive to benefit residents at 28 of our properties. It was quite the undertaking, but with the help of many generous donations and volunteers, we were able to pack and deliver 590 backpacks. This experience was a huge accomplishment for us, and I especially loved seeing the photos from recipient residents. It gave me a deeper appreciation for the impact we can make in our communities when we all commit.

 

Community Impact is not just limited to community service – everyone can play a part. Even small actions like being a good neighbor make a difference. If we commit to bringing positivity and kindness to those around us, we can all have an impact. The Cities of Cohen-Esrey

In the last issue we featured St. Louis, a city in which Cohen-Esrey has a presence. In this issue we’ll be focusing on Topeka, KS. We told you that St. Louis is a city where we’ve had a continuous presence since 1978 – 45 years. Our experience in Topeka began even before that in 1972 when Bob Esrey (1970), Chairman, and his partners acquired the 234-unit Park South Apartments. Lee Harris, President and CEO, began his career with the company in 1975 as the Property Manager at Park South. Cohen-Esrey partnerships owned seven properties over the years in Topeka where the company ultimately managed 29 apartment communities totaling 3,275 units along with ten office buildings totaling 850,000 square feet and eight shopping centers with 415,000 square feet. A regional office was maintained in Topeka for many years, first in the Capitol Tower building and eventually in the Bank of America Tower. Apartment properties ranged from as small as 18 units to as large as 318 units. The 421,000 square foot Bank of America Tower was the largest commercial property managed. Notable clients with Topeka properties have included several private partnerships, the Kansas Public Employees Retirement System, Mutual of Omaha, Travelers Insurance, PNC Bank, Capital City Bank, AEGON Insurance, Kansas City Life Insurance, USLIFE, Investors Real Estate Trust, John Alden Life Insurance, LNR Properties, and a pension fund advisor. A few years ago, the last Topeka property was sold by a third-party client.

The Topeka metropolitan area is home to approximately 234,000 people and is the capital of the state of Kansas. It is situated on the Kansas River approximately 60 miles west of Kansas City on Interstate 70. It is also the county seat of Shawnee County and was founded in 1854 and initially was the location of a ferry service allowing travelers to cross the Kansas River. Cyrus K. Holliday became the mayor of Topeka in its early days and founded the Atchison, Topeka & Santa Fe Railway – now known as the Burlington Northern Santa Fe Railroad (BNSF). Home to the first African American kindergarten west of the Mississippi River, Topeka was the home of Oliver Brown, the named plaintiff in Brown v. Board of Education, which was the case responsible for eliminating the standard of “separate but equal,” and requiring racial integration in American public schools. As the state capital, the State of Kansas is the city’s largest employer with approximately 8,400 citizens. Washburn University is in Topeka and other large employers include Stormont-Vail HealthCare, St. Francis Health Center, the Colmery-O’Neil Veterans Administration Hospital, Goodyear Tire and Rubber, Hill’s Pet Nutrition, Frito-Lay, Blue Cross and Blue Shield of Kansas, and BNSF Railway.

Emily Fletcher (2020), is a Property Accounting Assistant in the Corporate Office. Here is what she has to say about her Empowerment:

 

I started at this company back in May of 2020. At that time, I worked a part-time receptionist at the corporate office, and I was also attending college. Cohen-Esrey was very flexible with me and my class schedules. As I worked at the front desk, I was also introduced to many other parts of the company through helping here and there on these little tasks between phone calls.

 

After getting my associate degree and working abroad for six months, I was given the opportunity to come back as a Property Accounting Assistant. This opportunity was only available because of the experience I was able to gain by helping other departments, while I worked at the front desk.

 

Now, I love working as a Property Accounting Assistant. My supervisors really encourage me to stretch myself. My ideas and thoughts on how to make processes smoother are taken seriously and support is given so I can succeed. Accounting is a far cry from teaching English as a foreign language and I would’ve never known how much I enjoyed it, if it weren’t for the opportunities given to me thus far. I am grateful for those opportunities.

On January 2, 2023, the Cohen-Esrey overall Net Promoter Score (NPS) stood at +35. During the first quarter of 2023, we’ve seen the number bounce around a bit before showing strong progress over the past month. And look at the result – +38 as of Friday, April 7! This is an excellent manifestation of how continuing to work every single day to provide the finest level of Customer Fulfillment will eventually pay off. Let’s look at the NPS for some of the top brands.

  • Toyota +33

  • IBM +27

  • Disney -7

  • McDonald’s -8

  • GE -5

 

Cohen-Esrey is outperforming all but Apple and Microsoft when it comes to Customer Fulfillment! Congratulations to one and all for achieving this milestone – the highest NPS for our company to date. But we cannot rest on our laurels. Much is to be done to achieve our Vision 2026 goal of +50.

 

Finally, let’s congratulate the team at Nexus 5 as they have increased their NPS from +89 to +90 – an amazing feat! We also want to recognize the Summit at Osage at +96.77, Orchard View at +96.55, and The Boulevard at +92.31 for topping the Leaderboards! Look at that! All three leaders have an NPS above +90. And we should point out that Clay Hall in second place on the 50-units or Less Leaderboard has an NPS of +94.59. Great job all the way around!
