CEAI Acquires Park Edge
Cohen-Esrey Apartment Investors (CEAI) has acquired the Park Edge Apartments in Lenexa, KS, a Kansas City metro suburb. This is a homecoming of sorts as Cohen-Esrey previously managed the property for several years for the Los Angeles County Employees Retirement Association (LACERA). The 260-unit community was built in 1999 and has frontage on Interstate 435 near the burgeoning Lenexa City Center and adjacent to the 1,700-acre Shawnee Mission Park. CEAI has been especially active in the Kansas City market, making Park Edge its sixth acquisition and fourth in the past 12 months, totaling 2,000-units. At 18.4%, Kansas City has the lowest rent-to-income ratio in the nation (the national average is 25%) which positions the metro to absorb continued market rent increases and upgrade premiums in the face of rising inflation. Other CEAI Kansas City assets include Jefferson on the Lake (352-units) in Olathe, KS; Perry 81 (350-units) in Overland Park, KS; the Carlyle (436-units) in Shawnee, KS; Andover Park (298-units) in Kansas City, MO, and Brighton Creek (306-units) in Kansas City, MO.
Park Edge features a beautiful clubhouse, year-round indoor/outdoor swimming pool, 24-hour fitness center, picnic areas with BBQ grills, community garden, and electric car charging stations. Residents enjoy in-unit full-size washers and dryers, fenced yards in select units, oversized closets, large patios/balconies, stainless steel appliances in select units, and Google Fiber Internet service. One-bedroom units are 792 square feet and rent for $1,041 per month. Two-bedroom units are 1,155 square feet and rent for $1,295 per month. Three-bedroom units are 1,377 square feet and rent for $1,574 per month. CEAI plans to invest more than $3 million in physical improvements to the property which will include $500,000+ to refresh exterior and common area elements, and the remainder to pay for granite countertops, stainless steel appliances, new cabinet fronts with pulls, brushed nickel lighting, kitchen tile backsplashes, plank-style flooring, faux wood blinds, and a smart tech package (electronic door locks, thermostat, and lighting controls).

Lakeisha Andrews (2020), is the Property Manager at The Park at Forest Hill in Memphis, TN. Here is what she has to say about her Empowerment:
Property management is a career path I will always cherish, especially with my career decision to join the Cohen-Esrey team in 2020, though I have been in property management since 2014. The knowledge, support, and core values of the company have assisted me in the development of my community director role since Day One with ensuring the "Empowerment to Thrive" being the focus of my team and me. In my position as a community director, I have the privilege to be affiliated with individuals that are well informed about the overall precedent that Cohen-Esrey has set as the foundation of the company that even our residents recognize.
The atmosphere with the company throughout my career journey is unmatched. I have constituents in the business that often ask me about my experience with Cohen-Esrey and I often find myself advising that the property management bar has been raised. In my opinion, this has been proven time and time again strengthening my confidence in the company as I have access to some of the most knowledgeable people about the business and the real estate market overall.
In closing, I am grateful to be provided with tools that will advance not only myself, but my team as well. It is personal fulfillment to me that I can confidently say that I am proud to be a part of this team and grateful for the leadership and anyone in place that attributes to the development of the team and our community.
iiM Invests in SendaRide

iiM, LLC (Innovation in Motion) has invested $309,000 in SendaRide, an early-stage technology-enabled service provider in the non-emergency medical transportation (NEMT) space, based in Oklahoma City, OK. The company serves health plans, health systems, and clinics, coordinating transportation through their platform to ensure their at-risk members or patients arrive at their scheduled medical appointments. SendaRide’s most promising business segment is focused on brokering the transportation needs of its customers, which allows the company to engage in capitated contracts for large populations (a capitated contract is a healthcare plan that allows payment of a flat fee for each patient covered). As a broker, SendaRide takes care of every aspect of its customers’ non-emergency medical transportation requirements, including subcontracting with other providers. The company also directly provides rides with credentialed drivers, using a model similar to Uber and Lyft.
iiM is a funding platform for early-stage companies in the agriculture, animal health, and human health verticals, and is affiliated with Cohen-Esrey. Nicholas Hense (2021), Venture Associate, coordinated the due diligence process for iiM. Lydia Kinkade (2013) is iiM’s Managing Director. iiM has invested over $6,000,000 across 30 investments in 20 portfolio companies.

Noelle Wilson Joins Cohen-Esrey!

Noelle Wilson has joined the Cohen-Esrey team as the RealPage and Customer Fulfillment Support Specialist. In this role she will be one of two team members filling the merge of the RealPage Support Specialist and Customer Fulfillment Advocate positions. This new role will be heavily focused on one-on-one RealPage coaching, RealPage OASYS content creation, and assisting in new product implementation from ideation to full deployment. In addition to supporting our internal customers, Noelle will also support our external customers that need assistance when calling the corporate office.
Noelle has experience working as an office manager, paralegal, and has spent the past years at home with her children Grey, who is 7, and Nina, who is almost 10. In her free time, she enjoys photography, camping, and picked up a pandemic plant obsession.
We are excited to have Noelle join the Cohen-Esrey team!

Welcome to Cohen-Esrey, Loretta!

Cohen-Esrey Communities (CEC) welcomes Loretta Chavez as a new Regional Manager in the Market-Rate Division. Loretta began her career as a property interior designer for a private property owner in Lubbock, TX. Two years later she was offered the opportunity to manage his Class A+ high-rise commercial and multi-family community. She has over 30-years of experience in multifamily and has a very diversified background in all aspects of asset classes. She has held several regional manager positions during her career and her last portfolio included 10 properties including Class A, B, and C type properties.
Loretta will be based in Dallas, TX, and will oversee the Preserve at Westover Hills and Loretto at Creekside in San Antonio, TX, South Pointe in Dallas, Lofton Place in Fort Worth, TX, Astoria Park in Amarillo, TX, the Park at Forest Hill in Memphis, TN, and the Champion at Bluegrass in Lexington, KY. She has worked with software including OneSite, Yardi and YieldStar.
Loretta graduated from Texas Tech University with a Bachelor of Science degree in Home Economics Family Management, Housing and Consumer Science. In her free moments, she enjoys spending time with her husband, daughter, son, and grandchild. She also enjoys making candles and fragrances.

Now This is How We Deliver Commitment!

Earlier in the summer when two Maintenance Technicians departed at the Preserve at Westover Hills in San Antonio, TX, Property Manager Kristy Rogers (2019), did not let that stop her team from completing interior renovation work on units that had been rented. She and Brytney Morris (2020), Assistant Property Manager, along with Kayla Corona (2022), Leasing Agent, jumped into action with drills, hammers, screwdrivers and other tools to push forward and get the work done. What a great demonstration of our Core Value of Commitment – not to mention Customer Fulfillment! When the job had to be done, they stepped up as a team and made it happen. Congratulations for taking this initiative! Wow!





Back-to-School with Backpacks!
The Back-to-School Backpack program was a huge success for our Community Impact initiative. Backpacks were distributed to 28 Cohen-Esrey properties and residents were most grateful. A Conversation with Jennifer
In this and the next few issues of People & Properties, we are publishing conversations with members of the Executive Leadership Team. Today we’re talking with Jennifer Turner, (2018), Director of Human Resources for Cohen-Esrey.




P&P: How long have you been in Human Resources?
JT: I’ve been in Human Resources almost 30 years. I’ve worked in the following industries – energy, insurance, banking and now real estate.
P&P: How did you come to Cohen-Esrey?
JT: I learned about the opportunity through one of my HR contacts. When Jeanette Jayne (1996), Executive Vice-President and Managing Director of Cohen-Esrey and I met, we discovered we had several mutual contacts, who I believe, vouched for my experience, character, and work ethic.
P&P: Tell us about your family.
JT: I have one daughter, Erica, who is married and lives in Fort Worth, TX. Her family is growing as she has a 20-month-old son, Hayden, and is expecting a daughter the first of November!
P&P: What do you do outside of work?
JT: I love to spend time with my grandson and make frequent trips to Fort Worth. Besides Fort Worth, I enjoy exploring anywhere new. If I’m in town on the weekend, you can usually find me outside tending to my yard and flowers or just hanging out on the patio with Troy, grilling while enjoying a good glass of wine.
P&P: What is the most dangerous thing you’ve ever done?
JT: The most dangerous thing I’ve ever done is go whitewater rafting on a girl’s trip in New Mexico. The river was especially high and swift and within five minutes, I was thrown out of the raft and went shooting down the river, bumping into rocks and trees, losing my water shoes and sunglasses. It seemed like it took forever for the raft to catch up with me and several strong, teenagers to pull me out and back into the raft. For the rest of the ride, I hunkered down in the middle of the raft and never looked up. That was the LAST white water rafting trip I will ever go on!
P&P: Tell us about your education.
JT: I got my degree the hard way by working full-time and going to college at night. It was a long haul, but I was determined and received my Bachelor of Business Administration degree from the University of Missouri Kansas City (UMKC). A few years later, I studied and sat for the Professional in Human Resources (PHR) certification through the Society of Human Resources Management (SHRM). To keep the certification, you must get 60 hours of continuing education credits every three years. At a certain point in my life, my certification lapsed. In 2019, once I was at Cohen-Esrey, I studied and sat for the SHRM Senior Certified Professional (SCP) designation. I will never let my certification lapse again!
P&P: What do you do outside the company to help the community?
JT: The organization I have chosen to support is the Women’s Employment Network (WEN) whose mission is “To advance positive change in the lives of women, their families, and the community, one woman at a time.” In the past, I have assisted with mock interviews, helping create resumes and mentoring women in their job search.
P&P: How has Cohen-Esrey Empowered You to Thrive?
JT: Cohen-Esrey has Empowered Me to Thrive by trusting in my ability and experience to make sound decisions when it comes to team members and how decisions may affect the company. I have a great team I work with and that helps me thrive in my role. I couldn’t do it without them!! Val Price to Nexus 5


Val Price has served as Cohen-Esrey Executive Assistant (1999-2001) and (2016-2018), Assistant VP Administration (2018-2019), Cohen-Esrey Capital Partners (CECP) Fund Administrator (2019-2022) and was recognized as Team Player 2017 for embracing the Cohen-Esrey Core Values and walking the talk. Fresh off her role as CECP Fund Administrator for historic tax credits, Val is joining the Nexus 5 Group as their new Business Development Manager. She will focus on nurturing their existing network and forging new relationships to create opportunities for each business unit, Construction, Mechanical, and Service. Her experience, diversity, cheerful outlook, commitment, and drive shows through daily, all while sharing a feeling of gratefulness and genuine concern for others.
Val, a Kansas City native, is a third-generation real estate professional and her 30+ years of experience include residential real estate sales, commercial property management, contract management, and construction management. She’s owned her own service business and has a long history in renovation and remodeling. Val is well-rounded individual that adapts to situations well and manages challenges with an upbeat, positive attitude and a smile.
She currently lives in Lee’s Summit, she has three sons who work in the security construction industry, three large dogs that don't work at all, two cats, and a loving boyfriend who is still trying to make up for dragging her to Chicago for two years during the pandemic! Nexus 5 welcomes Val to the team!

IT Department Happenings

We are pleased to announce that Levi Cook has returned to Cohen-Esrey as our newest IT Help Desk Technician. For those who remember working with him in the past, Levi is extremely Customer Fulfillment-focused. He was also instrumental in several key IT initiatives in 2021. Welcome back home, Levi!
We are also very excited to announce that Lizzy Darby (2021), is being promoted to a web developer position. Lizzy has already programmed a new banking application for Financial Services and is currently working on a new RealPage Reclassification application. Congratulations on your well-earned promotion, Lizzy!

Nexus 5 Builds Aircraft Hangar



The Nexus 5 Group recently completed construction of a new two-bay jet aircraft hangar at the New Century Air Center in New Century, KS. This project was built on a greenfield site located in the southwest portion of the airport property.
The project scope consisted of sitework, utilities, over 50,000 square feet of flatwork concrete, and a 13,600 square foot pre-engineered metal building with a 32’ eve. The building consists of two bays separated by a three-hour rated masonry fire barrier wall. Each climate-controlled bay is 6,800 sq ft with a 70’ x 30’ bi-fold hangar door, epoxy floors, trench drains, an office area with restrooms, and laundry facilities. A 15,000-gallon fuel tank was also installed on the site.
Building a large jet aircraft hangar may sound like a simple process – it is anything but. The Federal Aviation Administration is heavily involved, and this project was no exception. Nexus 5 worked with the Johnson County Airport Commission, the Johnson County government, and the Federal Aviation Administration to move forward with the construction.
“Being a part of a ground-up project, from cradle to grave, is always challenging but gratifying. Seeing all the pre-construction design and planning come to fruition is exciting. There were many minds and hands involved and I’m proud to put the Nexus 5 Group stamp on this hangar.” Brian Weber (2020), Project Manager, Nexus 5 Group.
“With a winter start-date, we knew our work would be cut out for us. It's never ideal to begin breaking ground in late October. Concrete and steel erection is not only difficult in winter conditions but can be stopped due to inclement weather. We had our share of difficulties. Not only did weather play a role but we also had a busy airfield taxiway a couple hundred feet from our building pad.
FAA regulations on equipment height, distance from the taxiways/runways, and even the lighting we had on-site, all played a role during the construction process, and we all had to learn as we went. With the help of airport staff and the Johnson County Airport Commission, we were able to navigate all this without incident.
This was truly an exhilarating experience building at an airport! I was happy to be a part of this project and I believe I speak for the whole team – John Hinman (2011), Managing Director, Jessica Bell (2014), Project Engineer, and Brian Weber – that we hope the owners enjoy every part of their new hangar!”

Nexus 5 is already working with other jet aircraft owners to build additional hangars at New Century. This may become a specialty product line for the company.
