Farmington’s Finest

Orchard View I & II is a 96-unit affordable apartment community located on the west side of Farmington, MO, adjacent to US Highway 67, and is about 75 miles south of St. Louis. Phase I was constructed in 2004 and Phase II in 2009. Residents enjoy a beautiful clubhouse with computer lab, well-equipped playground, and BBQ grill area. Apartments are huge with large closets, balconies, and patios. Phase II also offers washer/dryer connections. Two-bedroom apartments are 874 square feet and rent from $465 to $551 per month. Three-bedroom apartments are 1,210 square feet and rent from $517 to $606 per month. Cohen-Esrey Communities (CEC) manages the property for a third-party investor group.
Farmington is a city and the county seat of St. Francois County, MO. It is in the Lead Belt region in Missouri. As of the 2020 census, the population was 18,217. Farmington was established in 1822 as Murphy's Settlement, named for William Murphy of Kentucky, who first visited the site in 1798. When St. Francois County was organized, the town was briefly called St. Francois Court House and later renamed to Farmington. It is home to an SRG Global manufacturing plant, and U.S. Tool. Other major employers in the city are BJC Parkland Health Center, Centene Corp, Farmington Correctional Center and Southeast Missouri Mental Health Center.

Meet the Town Square Team

Cohen-Esrey Communities (CEC) manages the 70-unit Town Square Apartments, an affordable community in Vermillion, SD, for a third-party client. In addition, Krysta and her team manage the 28-unit Oakwood Apartments, also in Vermillion.



Transformational Construction
Construction continues at Cohen-Esrey Development Group (CEDG) future communities.

Roof decks are installed on most buildings at the Lofts at Creekview in San Antonio, TX.

Construction of the Heritage at Cottonwood Creek is moving quickly in San Marcos, TX.

Repaving the carport surfaces is underway at Village Park in Amarillo, TX.

Progress continues with building the swimming pool at the Loma Vista Lofts in San Antonio, TX.

Pouring one of the last sections of concrete slab at Overlook 157 in Asheville, NC. Vertical construction commences shortly.

Please join us in recognizing the upcoming retirement of our Director of Human Resources, Jennifer Turner (2018), after nearly seven years of dedicated service. During her tenure, Jennifer led our HR team with professionalism, integrity, and a deep Commitment to supporting both our people and our mission. Under her leadership, the HR department grew in size, capability and impact, playing a vital role in the organization's success. We are grateful for her many contributions and the positive legacy she leaves behind. We wish Jennifer all the best as she begins this exciting new chapter in her life.

A Healthy Tip
It’s summer, which means that there are thunderstorms firing up nearly every day somewhere in the country. Recently there was a report of a young man who was standing in ankle-deep water on a beach in New Smyrna Beach, FL, when he was struck and killed by lightning. What was especially odd is that the skies were clear – a storm was miles away.
Lightning on a clear day—often referred to as “bolt from the blue” lightning – may seem strange, but it is a real and documented phenomenon. Here's how and why it happens. A “bolt from the blue” is a lightning strike that originates from a thunderstorm cloud but strikes the ground far away – sometimes as far as 10 to 25 miles from the storm. From the location of the strike, the sky may appear mostly clear or even sunny, which can mislead people into thinking there’s no danger.
How does it happen?

Thunderstorms Generate Lightning
Lightning forms when electrical charges build up in a cumulonimbus cloud. Typically, the negative charge accumulates at the base of the cloud, and the ground develops a positive charge beneath it.
Lateral Lightning Travel
Instead of traveling directly downward, lightning can shoot horizontally through the upper parts of the cloud or even into the clear air surrounding it. This horizontal lightning can then bend downward and strike the ground far from the actual storm.
False Sense of Safety
Because the strike can occur in an area where the sky is blue and no rain or thunder is present, people are often caught off guard. This makes “bolts from the blue” especially dangerous.

Don’t rely on clear skies overhead – if thunder is audible, lightning is close enough to strike.

Follow the “30-30 Rule:” If you hear thunder within 30 seconds of seeing lightning, seek shelter. Wait at least 30 minutes after the last thunderclap before resuming outdoor activities.

Whether you are at the beach this summer or somewhere else, the advice here is sound. Lightning on a clear day is a rare but serious hazard. Stay aware.

Paige Bohling (2022), Property Accounting Supervisor, is pleased to announce the hiring of Patricia Livingston as a Property Accountant.
Patricia brings over 10 years of accounting and bookkeeping experience, with a strong background in QuickBooks, financial reporting, payroll, and general ledger reconciliation. She’s supported a wide range of small businesses and most recently worked as a QuickBooks Live Expert at Intuit, helping clients troubleshoot accounting issues and improve their financial processes.
Outside of work, Patricia enjoys spending time outdoors, hiking, and being with her family.

Cedar Rapids, IA: A City of Five Seasons

Cedar Rapids, located in eastern Iowa along the Cedar River, is the state's second-largest city, with a metro population of approximately 276,000 as of 2020. It serves as the economic hub of Eastern Iowa, situated at the core of the Interstate 380 corridor.
Known as the "City of Five Seasons," Cedar Rapids embraces the traditional four seasons and adds a fifth—symbolizing time to enjoy life. The city boasts a rich cultural scene, including the Cedar Rapids Museum of Art, which houses the largest collection of works by Grant Wood, the artist behind "American Gothic." The National Czech & Slovak Museum & Library reflects the city's significant Czech heritage, being home to more people of Czech ancestry than any other city outside Prague.
Cedar Rapids' economy is diverse, with strong manufacturing and agricultural sectors. It is home to major companies like Quaker Oats, which operates the world's largest cereal milling facility, producing millions of pounds of Cap'N Crunch Berries annually.
The city offers numerous attractions, such as the historic Brucemore estate, the Paramount Theatre, and the vibrant Czech Village and New Bohemia districts, known for their cultural festivals and local businesses. Outdoor enthusiasts can explore over 100 miles of biking and hiking trails, as well as parks like Palisades-Kepler State Park.
Cedar Rapids has demonstrated resilience, notably recovering from the devastating floods of 2008, which inundated over 100 city blocks and displaced thousands. The city's commitment to sustainability and community development continues to shape its growth and appeal.
Cohen-Esrey currently manages two apartment communities in Cedar Rapids – the 183-unit Geneva Tower and the 202-unit Hawthorne Hills Apartments. The company previously managed the 180-unit Cedarwood Hills Apartments before they were sold.

Welcome Kim!

John Hinman (2011), Managing Director of the Nexus 5 Group is pleased to announce the hiring of Kimberly Vogan as a Project Engineer. Kim brings two-and-a-half years of experience in construction support and a strong passion for keeping operations running smoothly behind the scenes. As a proud Navy veteran, Army mom, and military brat, she’s no stranger to change and challenge. Her upbringing took her around the world – from Scotland and Puerto Rico to Alaska – and later to states like Nebraska, Minnesota, Delaware, and Idaho. Along the way, she’s mastered the art of staying organized, being flexible, and adapting to whatever comes her way.
Outside of work, Kim enjoys spending time with her three kids, getting outdoors with her family and two dogs, crocheting cozy creations, watching movies, and connecting with her extended family in the area.
As a Project Engineer, Kim and will work with multifamily and commercial projects.

Greg Steuber (2025), is a Development Manager for the Cohen-Esrey Development Group (CEDG). Here is what he has to say about his Empowerment:



“When I first came across the open Development Manager position with the Cohen-Esrey Development Group, I viewed it as an opportunity to apply my experience in historic real estate development. Little did I know I would find an opportunity where I would be working on life-changing affordable and permanent supportive housing projects – something I had known very little of when I walked through the doors on my first day. Thanks to the leadership of our Managing Director, Jon Atlas (2015), I was given all the tools and resources I needed to learn the nuances of affordable housing development and successfully integrate myself into these incredibly intricate projects. In addition to Jon’s leadership, the supportive team culture and my peers’ willingness to help wherever needed gave me the confidence to feel comfortable in the role and manage the day-to-day in an ever-changing real estate landscape.
Since I have joined Cohen-Esrey, I have been given opportunities where I could grow, take ownership of my work, and contribute more meaningfully to projects that make a difference. Joining this company has opened the door to something greater than a career path – it offered a platform to help shape communities and drive meaningful impact, and I’ve been supported every step of the way.

A Fun Photo
Here’s a photo of an 840-unit apartment community in St. Louis, formerly known as Canterbury Gardens – now called The District Apartment Homes. Built in the 1940s, this property was managed by Robert E. Esrey and Company from 1978 to 1985. It is one of the largest properties ever managed by Cohen-Esrey. The honor of the largest property – at 1,385 units – goes to the Brentwood Forest Condominiums (formerly known as the Audubon Park Apartments) located a couple miles from Canterbury Gardens near Clayton, MO.



NPS Leaderboards
The three NPS Leaderboards have been updated as of July 4, 2025. In the 50-Units or Less category, Willow Point (Concordia, MO) stayed in the lead with a score of +91.67. In the Properties 51 to 120-Units category, Pam Apartments (Pampa, TX) continued its first place run with an NPS of +91.94. And in the Properties of More than 120-Units category, The Boulevard (Springfield, IL), remains at the top of the list with an NPS of +88.37. There are 25 properties on Leaderboards – four more than last month. Our overall NPS has risen to +13!
