A Panoramic View of the Rockies

It’s with great pleasure that the Cohen-Esrey Development Group (CEDG) announces the opening of the Panorama Heights Apartments in Colorado Springs, CO. The 133-unit affordable community is in lease-up and many residents have taken occupancy. The total project cost was $49.7 million and used affordable housing tax credits as a source of funds. Panorama Heights features a community room and kitchen, playground, covered parking, fitness center, parcel lockers, indoor bicycle storage, and a dog park and spa. Apartments have in-unit washers/dryers, plank style flooring, stainless steel appliances, a kitchen pantry, ceiling fans, and walk-in closets. The property pays the electric bill and there is a massive rooftop solar array that can provide up to 33% of the property’s power needs. One-bedroom apartments are 586 to 643 square feet and rent for $585 to $1,365 per month. Two-bedroom apartments are 911 to 934 square feet and rent for $1,170 to $1,638 per month. Three-bedroom apartments are 1,116 to 1,213 square feet and rent for $1,352 to $1,893 per month.

 

Panorama Heights is the second affordable community that CEDG has developed in Colorado. The first is the 82-unit Trails at Lehow in the Denver suburb of Englewood. CEDG is also developing the 50-unit Launchpad in Colorado Springs, a supportive housing project for homeless youth that is set to open this month. Construction will start later this year on Canyon Vista, an 80-unit affordable property in Glenwood Springs, CO.

 

Jade Leak (2025), is the Property Manager and Charlie Kinnard (2025), is the Regional Manager. Paige Bohling (2022), Property Accounting Supervisor, is the Property Accountant and David Garrett (2024) is the Accounting Assistant. Our Mobile Leasing Team has been leading the lease-up including Sherry McGee (2023), Trisha Parsons (2018), Misty White (2025), Mandi Pfeffer (2024), and Gina Dickerson (2022).

Welcome Charlie and Eulalia!

Karen Crouch (2019), Managing Director of Cohen-Esrey Communities (CEC), has announced the hiring of Charlie Kinnard and Eulalia Mendoza as Regional Managers in the Affordable Division.

Charlie brings with him a 29-year career in the multi-family housing industry, with deep expertise in LIHTC and HUD programs. His proven track record and passion for the affordable housing sector make him a valuable addition to our leadership team. He spent 11 years with Pace Realty as a Regional Property Manager followed by a four-year stint with RPM Living.

 

Throughout his career, Charlie has consistently credited his success to the outstanding team members he’s had the opportunity to work alongside. As a leader, he’s committed to mentorship, professional development, and fostering a culture of growth and learning within his teams.

 

Outside of work, Charlie enjoys spending time at the lake fishing. On Sundays, you’ll often find him unwinding with family while watching football. He and his family recently made the move to the Midwest, and we’re thrilled to have him join our team. He is based in Waukee, IA, a suburb of West Des Moines.

Eulalia has over 20 years of diverse experience in the property management industry. She is deeply passionate about building high-performing teams, streamlining operations, and delivering exceptional resident experiences.

 

Her career in property management began as a leasing consultant in Dallas, Texas. Since then, she has built an impressive track record, earning her Tax Credit Specialist certification in 2018 from the National Center for Housing Management (NCHM).

 

Throughout her career, Eulalia has worked across a broad spectrum of asset types, including new development, lease-ups, affordable housing tax credit, PFC, project-based Section 8, HUD, HOME, bond-financed, and market-rate communities. Her leadership style is centered on team Empowerment, consistent operational excellence, and a Commitment to achieving outstanding results.

Marcie Teenor (2013), Chief Financial Officer, has announced the promotion of Paige Bohling from Property Accountant to Property Accounting Supervisor. Paige joined Cohen-Esrey in 2022, and has been an outstanding contributor from the very beginning. She truly epitomizes our Core Value of Commitment, consistently demonstrating reliability, timeliness, and exceptional accuracy in her work.

 

In addition to her technical skills, Paige is a shining example of Team Member Fulfillment. She is approachable, supportive, and always willing to lend a hand to her colleagues. Even when supporting challenging properties, Paige maintains a positive attitude and handles

tough issues with professionalism and grace. She is an excellent communicator who addresses all situations, even delivering difficult news, with thoroughness and transparency. Her responsiveness to external parties and her consistent achievement of KPIs each quarter further reflect her dedication and high performance.

 

Outside of work, Paige enjoys spending time with her family, friends, and her two beloved pups, Milo and Willow. She also loves exploring the outdoors and playing pickleball. Paige holds both a Bachelor of Science in Accounting and a Master of Accountancy from Purdue Northwest.

After serving over a decade as a Property Manager with Cohen-Esrey from 2010 to 2023, Heather Sauerwein explored new challenges in staffing before her passion for leasing and property management drew her back. She is thrilled to rejoin Cohen-Esrey and is grateful for the opportunity to be part of the company’s outstanding culture once again. Beyond her professional accomplishments, Heather has been married for 26 years, is a proud mother to four amazing children, and a devoted Gigi to three beautiful grandchildren.

 

Misty White, a native of Texarkana, TX, and brings more than eight years of experience in hospitality and residential property management. With a proven track record of enhancing community engagement and increasing resident retention through strategic marketing and strong applicant and resident relationships, Misty is committed to delivering exceptional service. Her goal is to optimize resident occupancy and elevate community living at Cohen-Esrey. She is married with two children and enjoys painting and crafts in her free time.

 

The addition of Heather and Misty brings our Mobile Leasing Team to a total of ten members. We are pleased to continue growing this team to support the various lease-up needs within the portfolio.

​Everyone Can Be an Innovator

To develop an innovative mindset, nurture curiosity. Read widely, explore different disciplines, and seek diverse perspectives. Exposure to new information and experiences sparks fresh thinking and helps you connect seemingly unrelated ideas. Equally important is the ability to embrace failure as part of the process. Innovation rarely happens on the first try, learning from mistakes fuels growth and refinement.

 

Collaboration also plays a key role. Surround yourself with people who challenge your thinking and offer alternative viewpoints. A diverse team often leads to more innovative outcomes than individuals working in silos. Stay adaptable and open-minded—rigid thinking stifles creativity, while flexibility allows you to pivot when new opportunities arise.

 

Finally, practice persistence. Innovative ideas often require time, testing, and iteration. It’s not just about having a “lightbulb moment,” but about nurturing ideas with patience and perseverance.

 

By combining curiosity, resilience, and openness, you can train your mind to think more innovatively and become a catalyst for change in any environment. An innovative mindset is not innate—it’s a skill that can be cultivated with intention and practice.

After a long winter, many may find this season to be a motivator for change, as the sunshine and warmer weather tends to reenergize us and inspire action. Whether that action is for physical health, mental health, or for reconnecting with friends and family, springtime will undoubtedly improve overall mood and energy!

Spring Cleaning

While a thorough house/garage cleaning after the long winter months may seem like a daunting task, tidying up your living space will make your home and mind clearer and you just all around lighter. Just as organizing your home will make spaces feel larger and cleaner, this act will have a similar effect on your mental health. Clearing clutter and putting things where they belong will help clear your mind and check items off your mental checklist.

Get Moving!

It may feel more achievable to start an exercise regimen in the sunny springtime than in the cold, dark winter. Some say springtime is the real new year, and some people find their exercise resolutions easier to stick to in March, April and May.

Eat More Greens

​If you’re like me, soups and comfort foods were meals I craved during the winter! I plan to swap those for lighter foods that better reflect the new season, like salads and fresh vegetables. Farmer’s markets are a fun place to visit to get back to eating more fruits and vegetables.

Be Mindful

Spring is a great time to begin a new mindfulness exercise. This doesn’t have to mean full meditation. Consider a quiet activity on which you can focus your mind solely, such as art, yoga, or journaling. Any activity that relaxes you and allows you to quiet your mind is a step toward mindfulness.

Reconnect with Others

Now that our winter hibernation is over, it’s time to re-enter our social lives and make plans with friends and family. Many people prefer staying in during the winter, but the warmer weather may serve as a motivator to get out and be social.

 

Rediscover health and wellness with the onset of more sunlight and blooming flowers and trees. Happy Spring!

Atleigh Woosley (2024), Property Manager at Andover Park and her husband Nick, welcomed their beautiful baby boy into the world on April 4, 2025. William Alexander was born at 8:33 PM, weighing 8-pounds 3-ounces and was 20 inches long. Congratulations to this lovely family on an exciting new chapter in their lives!

Mark Fletcher (2008), Chief Operating Officer, is a proud grandpa – AGAIN – of Juniper Ann Fletcher, daughter of former team member Calvin Fletcher and his wife Gabby. Born at 10:00 PM on April 14, 2025, this little bundle of joy was 9-pounds 10-ounces and was 21 inches long. Mark is going to need a second mortgage on his house to buy gifts for all his grandkids!!

Cohen-Esrey Welcomes Michael Morse

Jonathan Brown (2025), Roving Maintenance Supervisor, has announced the addition of Michael Morse to the Roving Maintenance Team. He comes to Cohen-Esrey having spent the past 10 years running his own handyman business doing jobs as large as full bathroom and kitchen remodels and installing complete HVAC systems.

 

Michael has more than 20 years of experience specifically in tile installation and is a Journeyman level tile installer with the International Masonry Institute. In 2012 he obtained an associate’s degree from Metropolitan Community College in HVAC and completed his EPA 608 certification through that program.

 

He is an avid outdoorsman and in his free time enjoys hunting, fishing, hiking, and shooting for sport. We are very excited to welcome Michael to the Roving Maintenance Team!

In my role as the Director of Customer Fulfillment and Training, I’ve been given the trust, space, and support to thrive personally while helping create systems and support that allow our field teams to thrive as well.

 

What sets Cohen-Esrey apart is its Commitment to forward-thinking solutions rooted in real operational needs. I’ve had the opportunity to help develop tools, streamline workflows, and shape training programs that directly benefit our property teams. These initiatives are driven by listening, collaboration, and a shared understanding that our property teams are the heartbeat of everything we do. In my role I get to be the corporate

representative to help our residents find solutions to the challenges that they face, and in turn provide additional support to the field teams in that capacity.

 

And while the outcomes are team-built, I’ve personally felt Empowered to take creative approaches, explore new ideas, and lead projects that solve problems in tangible ways. That freedom to innovate, paired with consistent support from leadership, has been foundational to my own personal and professional growth.

NPS Leaderboards

The three NPS Leaderboards have been updated as of May 2, 2025, and each of the leaders have an Net Promoter Score of +90 or better. In the 50-Units or Less category Willow Point (Concordia, MO) is still Number 1 with a score of +92.86. In the Properties 51 to 120-Units category, Pam Apartments (Pampa, TX) increased its NPS to +91.53. And in the Properties of More than 120-Units category, The Boulevard (Springfield, IL), remained in first place with an NPS of +90.00. There are 20 properties on Leaderboards – the same as last month.
