Living is Easy in Vermillion

Town Square I & II is an affordable apartment community in Vermillion, SD. Phase I of this 70-unit property was built in 1976 and Phase II was completed in 2003. The property offers one-bedroom apartments that range from 564 to 640 square feet and rent for $601 to $1,008 per month. Two-bedroom units are 728 square feet and rent for $1,117 per month. Residents enjoy a clubhouse with a large community room, a media center, a library, and an outdoor sitting area. Unit interiors have ceiling fans and very large closets, as well as all the modern appliances. The property offers Section 8 rental assistance to residents who qualify and is targeted to seniors 62 and older or citizens with a disability. Residents can easily walk to nearby shopping, dining, and entertainment. Cohen-Esrey Communities (CEC) manages Town Square for a third-party client.

 

Vermillion, South Dakota, is a vibrant small city of 11,800 residents, located in the southeastern part of the state along the Missouri River. It is best known as the home of the University of South Dakota, which brings energy, culture, and academic opportunity to the community. Founded in 1859, Vermillion blends historic charm with modern amenities. The city features a lively downtown, numerous parks, and easy access to outdoor recreation, including fishing, hiking, and kayaking. Cultural attractions like the National Music Museum and community events such as the Ribs, Rods & Rock’n Roll festival highlight Vermillion’s local pride. With a friendly atmosphere and a strong sense of community, Vermillion offers residents and visitors alike a welcoming blend of small-town warmth and educational excellence.

Making a World of Difference

Editor’s Note: Thank you to Sherry McGee for sharing the following story about Panorama Heights in Colorado Springs where she has been involved with the initial lease-up.

Panorama Heights Apartments is proud to be a part of the Affordable Housing Initiative helping families with affordable housing in Colorado Springs.” That’s a slogan we’ve used a lot when marketing to prospects during this lease-up and it’s so true! Beautiful, new luxury style living with affordable rent prices – but it’s so much more!

 

Jade Leak (2025), Property Manager, Ophelia Eslinger (2025), Assistant Property Manager, and Blake Burgard (2025), Maintenance Technician, have poured their hearts into transforming a brand new empty building into a warm and welcoming environment where residents are treated with kindness, integrity and respect. This has led to a strong sense of community and residents often say they can tell how much the staff here cares.

Visually Panorama Heights is a striking four-story building that stands out from distance and is a crown jewel in this area of South Colorado Springs. The front main entrance is even more visually stunning with navy walls and beautiful gold lighting which sets a nice backdrop for the tasteful artwork strategically place around the common areas. Prospects often say the property exceeds their expectations and they’re surprised to see such a beautiful apartment building in this area. I was told that again today as I finished a tour with an active-duty military member, and she applied!

 

Giving tours of this building has been so much fun because we get to see their faces light up when they walk through the main doors for the first time and there’s a lot more to be excited about! Amenities include a nice fitness center, community room, bike room, children’s playground, dog park, dog wash, two elevators, stainless-steel appliances, and in-unit washer and dryer. “Debbie,” who has lived in this neighborhood for most of her adult life, watched closely as Panorama Heights was being built. She told me she cried the day she moved in because she hasn’t had an in-unit washer and dryer in over 15 years and no working heat for over three years. She often tells us how much she loves living here and that she feels like she’s living in a penthouse.

 

The residents here come from many walks of life including young professionals, veterans, retirees, school teachers, and active-duty military members. Several residents were homeless before moving into their new apartment, and it’s been so heartwarming watching them thrive. “David” gave me permission to share his story that he had been homeless living in a tent for six years and searching for an apartment for over a year when he was referred to Panorama Heights. Today he shared with me that he only applied for the apartment because the leasing team made him feel so welcome, and that he loves the stability living here has offered him.

 

I’m so very proud to be working at Cohen-Esrey and being a part of an affordable housing lease-up.

Nexus 5 Completes Aircraft Hangar Project

The Nexus 5 Group recently completed construction of a new 14,000 square foot aircraft hangar at the New Century Air Center in New Century, KS (a suburb of Kansas City) for Team Aero. This is the second large hangar that was built by Nexus 5 at New Century. Building a hangar or any other type of structure at an airport is tricky business. There are a myriad of FAA regulations that must be followed including building within a certain distance from the centerline of a runway as well as restrictions on height, lighting, and other factors. Brian Weber (2020) was the Project Manager, Jessica Bell (2014) was the Senior Project Engineer, and Jeff Tuter (2021) was the Project Superintendent.

Historic Buildings of Cohen-Esrey

Cohen-Esrey has a long history of developing and/or managing some really cool historic buildings. In this series, we’ll feature one such building in each issue.

Big Chair Lofts

In the early 1900s, the Lambeth Furniture Company built a mill in downtown Thomasville, NC.Lambeth later became part of Thomasville’s burgeoning furniture industry, which gave the city its “Chair City” identify and famed Big Chair landmark. At some point Lambeth became Thomasville Furniture Industries and the plant operated until it was closed in 2011.

 

In 2018, the Cohen-Esrey Development Group (CEDG) and joint venture partner, Third Wave Housing, acquired and renovated the property in 2018 converting it into 139 affordable apartments. Because this was a rare, largely wooden industrial mill, approvals required extra negotiation – the first adaptive reuse of a wooden mill in North Carolina under the state’s historic-rehab framework. The team restored heavy timber structure and floors, installed full sprinklers, and even repurposed the site’s old water tower as a gazebo. Total rehab: ~160,000 sq ft across a full city block. Residents enjoy a study hall, movie room, fitness center, and two-story gathering space. The property is now known as the Big Chair Lofts. Why the Big Chair name? It nods to Thomasville’s signature monument: the 30-foot Duncan Phyfe–style “Big Chair,” erected in 1950 (replacing a 1922 wooden predecessor) as a symbol of the city’s furniture heritage.

A Reminder About Open Benefits Enrollment

All benefits-eligible team member will have from November 11 – November 21, 2025, to complete open enrollment.  Here are some highlights of what you can expect:

 

  • Medical plans are staying with United Healthcare.

  • Dental, Vision, Accident, Hospital Indemnity, and Critical Illness will move to UHC AND you'll see lower premiums.

  • We will be offering a new Vision buy-up plan!

  • Life Insurance, AD&D, and Short-term disability will be through Lincoln Financial Group WITH lower premiums.

  • Open Enrollment meetings will be held on November 13 and November 17. Please attend to learn more about your options!

  • Our 2025 enrollment will be PASSIVE, which means if you don't complete enrollment, your 2025 benefits will roll over into 2026.

  • All benefit enrollments, including changes, must be completed by end of business on Friday, November 21, 2025.

The Lofts at the Grim Wins an Award

We’re thrilled to share that The Lofts at the Grim has been presented with a 2025 Preservation Texas Honor Award!

 

This prestigious recognition, given by Preservation Texas, the statewide nonprofit dedicated to protecting and promoting Texas’s historic and cultural heritage, honors outstanding achievements in historic preservation and revitalization. The Preservation Texas Honor Award recognizes outstanding achievements in historic preservation across the state of Texas. Presented annually, the award honors individuals, organizations, and projects that demonstrate excellence in the preservation, restoration, or adaptive reuse of historic structures and sites. Recipients are selected for their contributions to maintaining the architectural and cultural heritage of Texas, ensuring that important landmarks continue to inspire future generations. The Honor Award highlights innovation, craftsmanship, and community impact, celebrating those who go above and beyond to protect the state’s rich history while promoting sustainable development and education about Texas’s historic environments. The award was presented at the Preservation Texas Honor Award Ceremony on October 30, 2025, in San Antonio.

 

The Lofts at the Grim was formerly the Hotel Grim located in downtown Texarkana, TX, and constructed in 1925. The Cohen-Esrey Development Group (CEDG) restored the building and repurposed it into 93 affordable apartments.

  • Repeat 3–4 times. It’s a simple way to calm your nervous system.

Hastings, NE: “A Heartland Gem”

Hastings, NE, located in south-central Nebraska, is a vibrant community of 25,000 people known for its rich history, strong sense of community, and deep agricultural roots. Founded in 1872 at the intersection of two major railroads, Hastings quickly grew into a thriving trade center. A Two-Fer to Serve the Residents in Rapid City

Regional Vice President Jayme Dannen-Deal (2024) describes Echoe Johnson (2024) as everything you would want in a team member or two. That’s because Echoe, who serves as the Property Manager for West Park Apartments in Rapid City, SD, also handles the property’s maintenance needs.

 

Echoe is a manager and maintenance guy,” Jayme said. “He’s a really well-rounded person to work with.”

 

Cohen-Esrey assumed management of West Park in April 2024. Echoe has been Property Manager there for six years. Before becoming the manager, he had his own construction and painting business. He said the idea of property management intrigued him.

 

I thought it was really interesting,” he said. “I came in to do the interview, and they offered me the job the same day.

 

Echoe uses his maintenance skills and business experience in this role. “I honestly wish I would have picked up this career a long time ago,” he said.

 

West Park has a HUD Section 8 rent subsidy which requires Echoe to be trained in all requirements and procedures for HUD. He rose to meet that challenge. Jayme said Echoe handled all of his recertifications by himself this year.

I don’t know what I would do without him,” she said. “He’s wonderful.

 

Echoe said he enjoys interacting with his residents. “Interactions with residents gives me my people time,” he said. “They have a lot of information and a lot of funny stories.

 

The property currently is home to individuals who are age 55 and older or on disability. The age limit used to be 62-years-old or older but recently changed. “We are trying to get a little younger to have people stay around,” Echoe said. “Our longest resident has been here for 28 years.”

 

West Park is an 80-unit building built in 1927. “It used to be the original hospital of the city,” Echoe said. “It has a lot of history.”

 

The community is currently occupied at 91% but typically hovers between 94-95%. Echoe also is delivering Customer Fulfillment at an enviable level – the Net Promoter Score for the property is +46.15.

 

Jayme is confident that Echoe will continue to keep that occupancy up and the NPS high. “He is a phenomenal guy,” she said.
